Crossings at Sweetbriar opening doors for July tour
Free event at Landmark Homes 55-plus community in Lebanon County will include lunch at new clubhouse, tour of three available homes


Tucked in the picturesque Lebanon County countryside, the Crossings at Sweetbriar is a Landmark Homes 55-plus community that puts the emphasis on community. And with the recent addition of a 3,588-square-foot clubhouse, that emphasis is stronger than ever. “Now, everyone has a place to meet and have their own sense of community here,” says sales manager Mollie Bering. Those interested in becoming part of the community can register for a free event from noon to 3 p.m. Saturday, July 23. It will all begin with lunch at the clubhouse, followed by a tour of the community and its quick move-in homes.

Halfway through its first phase, the Crossings at Sweetbriar eventually will include a total of 198 single-family homes.


Completed in the spring, the clubhouse has quickly become a community hub. At once modern and cozy, it includes a gathering room centered around a floor-to-ceiling fireplace, a gaming area with pool table, a wet bar and full-service kitchen for a full-range of social events. The clubhouse also includes an activity room, large multipurpose room and a fitness room. A covered porch perfect for socializing in warmer months will eventually overlook a future outdoor pool. In addition to the clubhouse, Landmark is in the midst of additional projects designed to not only enhance the beauty of the Crossings at Sweetbriar, but also its sense of community. Numerous gazebos are set to be installed at various spots along the neighborhood’s network of walking trails. There are also plans to landscape a retention basin with river rock and fencing. The community also features a natural pond and scenic green space. Of the 12 floor plans available, 10 are one-story models and two offer two-story living with first-floor owner’s suites — giving buyers the option to have as much or as little space as they desire. Homes start in the low $200s.


During the July event, visitors will have the opportunity to tour three move-in ready homes.


The highlight is the Fenmore model home at 998 Ginger Court, a former Parade of Homes best-in-show winner that is now for sale.The Fenmore has numerous design upgrades and offers the ease of one-story living in an open two-story floor plan. The kitchen/dining area features a brick accent wall, stainless steel appliances, hardwood flooring and granite countertops. The microwave is located below the island countertop to eliminate overhead reaching. The model also includes an open, two-story great room with a stone fireplace framed by nearly floor-to-ceiling windows. The first-floor owner’s suite features a tray ceiling with crown molding, a master bath with double vanity and shower, as well as an oversized closet. A laundry, powder room and study with coffered ceiling complete the first floor. A covered and screened-in deck off the dining area provides the perfect setting to enjoy the scenic backyard, which borders the walking trail and overlooks the pond. Upstairs, an open loft area overlooking the great room offers the ideal spot for a sitting room. Two additional bedrooms share a second full bath. The finished basement includes plenty of additional space for relaxing or entertaining, with a full kitchen and bar-style seating, a living area, small dining area and half bath. At 2,602 square feet, the Fenmore is priced at $374,900.


Also available are the one-and-a-half story Hartford and the one-story Norton.


The Hartford features two bedrooms, two full baths, and a two-story great room with cathedral ceiling and gas fireplace with stone surround. The kitchen includes an oversized island with bar seating, stainless steel appliances, granite countertops and a pantry. The first-floor owner’s suite has its own private bath and a large closet. A mudroom entry off the two-car garage includes built-in lockers. Upstairs, a spacious loft area overlooking the great room offers a flexible space for an office, play area or extra seating. At 1,904 square feet, the Hartford is priced at $249,900.


The two-bedroom Norton features an owner’s suite with painted tray ceiling and private bath, a kitchen with raised bar counter and large corner pantry, and a great room with gas, stacked-stone fireplace.The Norton also includes a flex room and a mudroom entry with built-in lockers. At 1,710 square feet, the Norton is priced at $242,600.


The Crossings at Sweetbriar has a homeowner’s association fee of $75 per month to cover use and maintenance of the clubhouse, as well as maintenance of green space.


Residents own their own land. They are free to have fences and sheds on their property. Pets are welcome, too. Homeowners are also free to care for their yards or hire a service, either through the community or on their own.


The community has public utilities and gas heat.


The Crossings at Sweetbriar is located in the Cornwall-Lebanon School District.

Directions from Lancaster: Take Route 501 north to Route 897 north. Turn right on Prescott Road, travel 5 miles, then turn left on East Kercher Avenue and left on Mount Zion Road. Community will be on the right.
